Buying a home is the single largest investment most people ever make! To be sure that you are making an informed decision when purchasing a home, it is wise to consult with an impartial expert for that particular type of inspection. The inspections that you as the buyer choose to have conducted will be made part of the purchase contract. The contract will be contingent upon the inspection being performed in a specific time frame (depending on the terms of the purchase contract, buyer usually has three days from the last inspection stated in purchase contract, to either accept, reject or ask for item(s) to be repaired).
How to Choose an Inspector?
A common questions is “How do I find a qualified inspector?” It is recommended that you hire an inspector that is certified in that particular field (if available) and is an inspector on a full time basis. Inspectors can be found in the yellow pages, on the internet, or you may have a personal referral from family or friend. I have provided some names and contact info on several inspectors that I have had a positive experience with. You as the buyer, will be responsible to contact and arrange the inspections in cooperation with your realtor and the seller.
10 Questions to Ask an Inspector:
What are your qualifications? Are you a member of any organization in your field?
Do you have a current license in this field? Not all inspectors are required to be licensed. What certifications do you have relating to this inspection?
How many inspections of properties such as this do you do each year?
Do you have a list of past clients I can contact?
Do you carry professional errors and omission insurance? May I see a copy of the policy?
Do you provide any guarantee in writing of your work?
What specifically will the inspection cover?
What type of report will I receive after the inspection?
How long will inspection take & how long will it take to receive the report?
